We meet with the client (if lives locally) or virtually to discuss details of the property they want to rent.
We go through a basic checklist to gather property information
We do a walkthrough of the property to assess the condition
We proceed with CMA (Comparative Market Analysis) and suggest a monthly rent. Our CMA process is quite thorough and effective.
We post the property on the market (Rent Faster, FB, Instagram and our own website) with details and high-res photos
Our Renter selection process is very diligent and detailed including credit and reference checks
Upon selection of a renter, paperwork is completed, and we do a walkthrough with them to assess current property conditions
Damage Deposit funds are security deposited to our Trust Account
Tenant can call us anytime for any issues with the property, and our turnaround time is very quick for any fixes. All repair costs get discussed with the owner upfront before repairs and all invoices are provided to the owner from ‘D2S Real Estate Ltd’
We stay in touch with the renters to foster a good relationship, and to rectify any issues pro-actively
PM fee varies between 9-12% of the monthly rent.
For any repairs of the property, we charge a flat fee of $90 per trip. We oversee trade’s work and make sure it’s completed satisfactorily. Repair work invoices (Parts and Labor) are sent directly to the owner from D2S Real Estate Ltd.
